Las Catalinas is an enchanting new beach town located on the Guanacaste Coast of Costa Rica. Its purpose is to create a way of life that is healthy, sustainable, fulfilling, and fun. It’s a place where connecting with other people, and with nature, is easy.
Beach Town, the first phase of development began construction on the largely residential 21 acre beach front parcel on Playa Danta in 2010. Beach Town also consists of shops, restaurants, small hotels and inns, plazas, parks, and recreational facilities. All elements are arranged to create a series of wonderful, walkable public spaces interwoven with nature.
Beach Town has placed Las Catalinas as one of the most important and beautiful towns in the world. El Prado will be a second phase extension of town.
In a town where motorized vehicles are refreshingly absent, Las Catalinas is expanding town from the current 21 acre first phase of development, Beach town, to include an additional 60 acre second phase called El Prado. El Prado is physically located adjacent to Beach Town on the east side of Camino Las Catalinas, the main road entering town.
El Prado has been in the planning stages for many years, allowing us to draw on the experiences we all have enjoyed in Beach Town and continually improve our design and urban planning.
Filled with a grand Parque Central, charming pedestrian side streets, beautiful facades, world class amenities, balconies, dramatic hillside views, and pedestrian stair streets reminiscent of the coastal mediterranean, El Prado will have a wide breadth of residential and commercial options with a particular desire to attract more Residents calling Las Catalinas their primary home.
The release and construction of the neighborhood will be managed in stages with different groups of properties released for sale as they are developed. The first properties included as a part of this initial launch, include 87 single family lots. These lots range in price from $95,000 to $650,000. As new groups of properties are released in El Prado, we will be sure to keep you updated and aware.
The sale of each single family lot for this pre construction pricing in this initial release include a few conditions:
50% at Execution of the Purchase and Sale Agreement
40% Completion of grading and retaining walls (approximately Q3 2022)
10% Infrastructure Completion and Closing (approximately June 2023)
- For all single family lots except 102,103,104,105,112,113,114,115,116,117,118,119,120,121, construction of your home must begin within 12 months from Closing.
- For single family lots 102,103,104,105,112,113,114,115,116,117,118,119,120,121, construction of your home must begin within 36 months from Closing.

If there is anything we have learned from Beach Town, it has been that ocean views are premium. Fortunately, nearly every lot in El Prado offers stunning ocean views. The view ranking was determined by the width of the view and the number of floors with ocean view, as well as some subjective judgement. A 1 is no view, and a 10 is a full panoramic ocean view. In addition to views, we valued buildable area, as well as location.
